Timber frame is fantastic. Our home was completely water-proof within 3
weeks after the floor slab was finished.

Who regulates the rogue architects that are registered by the Royal
Institute of Architects of Ireland (RIAI).
We recently completed a project under the direction and supervision of
an RIAI architect. A complete and utter disaster and a total waste of
money.

Self Build Advantages
The Advantages
The advantages of self build are many. Some of the obvious are listed
as follows
Cost Savings
Significant cost savings can be achieved. Savings from 5% up to 30% in
caparison to traditional build methods can easily be achieved. This is
greatly dependent on the amount of work that the self-builder is
willing (and is capable) of doing themselves.
Ultimately the self builder takes over the responsibility of the
traditional builder. The builder's profit margin is theoretically a
cost saving the the self-builder
Achieve More
Self-Builders can re-invest the savings to:
Increase your house size.
Provide additional features to your home.
Provide an enhanced specification.
Increase the Energy rating.
Reduce the loan required.
Your Vision
The final creation, that is, your dream home, is exactly that, your
creation. You choose the house design, to your specification and built
to your expectations
Control
You retain full control over the entire project. From choosing the
site, buying the materials, engaging all professionals and contractors.
You decide on the contribution that you wish to make and hire others to
undertake the tasks that you are not comfortable with
Satisfaction
Most self-builder receive an enormous amount of satisfaction (and
deserve it), having overseen and successfully constructed their dream
home

The
Dis-Advantages
The dis-advantages can be best described as follows:
Time
Building a new dwelling is a time consuming and at times a complicated
process. The self-builder must be prepared to sacrifice a considerable
amount of time to successfully complete all the stages involved in the
project
Knowledge
The Self-builder must have a good understanding of all the stages
involved in the project to successfully complete the development. This
includes an understanding of the Building Regulations, Health and
Safety Regulations, Construction law, etc
Preparation
The Self-builder must be prepared to plan in detail all the stages
involved in the project to successfully complete their dream home.
Otherwise serious time and budget over runs can result
Seek Assistance
The Self-builder must be prepared to seek professional advice, for
guidance, in order to plan and undertake any element of the project
from site selection, planning, design and construction
